On Houses for Sale “As Is” in Maryland and DC

Sometimes people inherit a home they simply need to unload and other times they don’t want to make the effort to make repairs or tune up the home’s curb appeal. For these home owners looking for a quick sale, they often think selling a home “as is” is the way to go. If you’re like most folks, you might think the “as is” sale means “take it or leave it” and “what you see is what you get.”

 

But an “as is” sale isn’t necessarily a cakewalk. It doesn’t mean you’re completely exonerated from taking some responsibility for the home’s condition. While advertising a home “as is” lets buyers know they’re likely to have to do some work, it also broadcasts that the home is probably going to be a relatively good deal, provided they’re willing to take on repairs.

 

“As is” doesn’t relieve you from disclosing problems with the home. What you know about, you must disclose by law. Failure to do so could get you into hot water. If you know about a problem but hope it slips by the buyer’s inspector, you’re at risk.

 

And that’s another thing: “As is” homes still go through the inspection process. While your “as is” sale may indicate your unwillingness to make repairs, it doesn’t mean the buyer won’t ask you for compensation based on condition issues. You may not come out of pocket, but it could come right off the top of your listing price, so keep this in mind. What’s more, once these conditions come to light you generally must disclose them to future prospective buyers if the current one bails.

 

With any luck, your “as is” buyer will be a cash buyer, but if not, prepare for the appraisal. Banks don’t want to loan money unless they deem the value of the home is acceptable. If the appraisal comes in low, your buyer may find themselves without the funds necessary to meet your price.

While selling “as is” may seem like a viable alternative to bringing a house up to its full market potential, recognize there are some trade-offs. Go in informed and you’ll find the process much easier to navigate.

Silver Spring MD Community Pools and Swim Clubs Now Open for 2015 Season

Memorial Day Weekend has passed and the various Silver Spring Neighborhood and Community Pools are now OPEN for the season! With school out and the mercury rising, a neighborhood swimming pool is the perfect place to while away those hot, humid summer days we have here in Silver Spring, Maryland.

PoolCommunity spirit, the roar of the crowd and the excitement of youthful competition all combine at a neighborhood swim meet. What better way to spend a summer evening than gathering around your local pool in a group effort to be part of an event that promotes fellowship and fun.  Swim Teams in Community Pools of Silver Spring , compete as division members of the Montgomery County Swim League(MCSL).  Being a member of a swim team in Silver Spring is a great way for kids to make friends at the pool, share a teambuilding experience, and compete in a healthy, active sport over the summer.  Some of the pools also have Dive Teams that compete in the Montgomery County Diving League.
Most of the Pools in Silver Spring  offer great Family Oriented Social Events such as Pool Camp Out night, Ice cream socials, pizza night, teen night, family movie night, float night, talent shows and more.

Tanglewood Community Swim Center – Home of the Tanglewood Tigers Swim Team – This community center is located in the middle of the Tanglewood neighborhood and includes a large open field, playground and tennis courts

Connecticut Belair Swim and Tennis Club – Home of the Connecticut Belair Gators. This Swim and Tennis Club has recently been fully renovated and is spectacular.  Lots of water fun here with big slides and raft day on Saturdays.

Takoma Park’s 125th July 4th Independence Day Parade

This July Fourth celebration is one of the oldest in the nation.  Takoma Park Maryland is an artsy enclave with tree lined avenues and Victorian Homes, the perfect setting for an annual patriotic Independence Day parade.  This celebration is one of the oldest in the nation and the Takoma Park Community has had 123 years of practice!

takoma gazeboOn Friday July 4th 2014, enjoy what people living in Silver Spring and Takoma Park have have been enjoying for the past 124 years.   This will be the 125th annual Takoma Park 4th of July Celebration.

Parade
Parade starts at 10:00 am beginning at Carroll & Ethan Allen Avenues, travels south on Carroll Avenue to Maple Avenue, turns right onto Ritchie Avenue where the parade will disband.  The parade lasts for 2 hours.

Evening Events and Fireworks – Starts at 7:00 pm
